Water Heater Leaking in Las Vegas

A puddle under the tank, a hiss from the relief valve, or a garage floor that is suddenly wet. A water heater can leak slowly for months or let go all at once, and both cause more damage than they look.

First, Stop the Water

  • Turn the cold water valve on top of the heater clockwise until it stops.
  • Turn the gas control to off, or switch off the breaker for an electric heater.
  • If the valve will not turn, shut the main water off. In most Las Vegas homes it is near the front hose bib or in the garage.
  • Take photos of the tank, the floor and any wet walls before anything is moved. Your adjuster will ask for them.

Why Las Vegas Water Heaters Leak

Las Vegas water is very hard. Minerals settle in the bottom of the tank as scale, the tank works harder and the steel corrodes from the inside. Most leaks start small at the base, at the relief valve or at a supply connection, and get worse fast.

Many valley homes have the heater in the garage, where a leak runs across the floor and under the door to the house. Older homes and condos often have it in an interior closet, where water soaks into the drywall and the flooring next door before anyone sees it.

What We Dry and Repair

We extract standing water, then check the walls, baseboards, cabinets and subfloor around the heater with moisture meters and thermal imaging. Wet drywall at the base is cut out so the wall cavity can dry. Air movers and dehumidifiers run until the readings are normal, and our build back crew replaces what could not be saved.

Questions

Water Heater Leaking Questions

Is a leaking water heater an emergency?

If water is spreading or the tank is hissing, yes. Shut off the water and the power or gas and call us. A slow drip into a pan can wait a few hours, but not days.

Does homeowners insurance cover a water heater leak?

Sudden leaks and bursts are often covered for the damage they cause. The water heater itself usually is not. We document the cause and the timeline for your adjuster.

Do you replace the water heater?

No. A licensed plumber replaces the tank. We dry and repair the garage, closet, walls and flooring the water reached, and we can work around the plumber’s schedule.
