At a Glance

  • Homes here date from the late 1980s on, so first plumbing is aging.
  • Concrete tile roofs hide worn felt until a monsoon storm finds it.
  • Sun City Summerlin homes are mostly single story, built for buyers 55 and up.
  • Brush on the Red Rock Canyon side can send smoke into homes.

Summerlin is the master planned community on the west side of the valley. Most of it sits inside the City of Las Vegas, north of Charleston Boulevard. It takes its name from Howard Hughes’s grandmother, and it was built one village at a time. Sun City Summerlin, for buyers 55 and older, opened first in the late 1980s. The Hills, The Trails and The Pueblo filled in through the 1990s. The land climbs west toward Red Rock Canyon.

Most homes here are wood frame houses with stucco walls and concrete tile roofs, set on concrete slabs. Many are now 25 to 35 years old, and that age matters. Water heaters, supply lines and shutoff valves put in when the house was new are near the end of their life. Tile roofs last a long time, but the felt under the tile wears out sooner. The roof still looks fine from the street while water gets past it.

Hard valley water leaves scale in heaters and fixtures and wears on copper lines. When one gives way under a slab or in a wall, the leak can run for days out of sight. Mold follows those hidden leaks, not the dry desert air. Fire trouble here is mostly kitchen and dryer fires, plus smoke when brush burns on the desert side. Soot can reach rooms far from the flames through the ducts.
