When the Leak Starts Upstairs

Condos and apartments fill much of Paradise, from buildings near UNLV to complexes along Tropicana Avenue and Flamingo Road. In a stacked building, water does not stay put. A failed toilet line or washer hose on the second floor runs down through the ceiling, into the walls and onto the floor of the unit below. It can also slip sideways along a shared wall. We check every unit the water may have reached, not just the one that called. We use thermal imaging and moisture meters to map the wet areas before we open anything. Then we give each owner and the HOA a clear record of what got wet and where.

Older Homes and Worn Copper

Many single family homes in Paradise were built in the 1960s, 1970s and 1980s. A lot of them still carry the copper they were built with. After decades of hard water, that pipe wears thin, and a pinhole can spray inside a wall for days before a stain shows. Slab leaks are common too. Water from a line under the floor spreads under tile and carpet pad and wicks into the base of the walls. You might notice a warm spot, a damp baseboard or a water bill that jumps. We find the edges of the wet area, pull out only what cannot be dried, and set LGR dehumidifiers and air movers to pull moisture from the rest.

Monsoon Rain on Flat Roofs

From July through September, monsoon storms roll across Paradise with short bursts of heavy rain and strong wind. Older homes with flat roofs, parapet walls and swamp cooler mounts take the worst of it. Water pools on the roof, finds a worn seam and drips into the ceiling. Wind can also drive rain past old window frames. Once the storm passes, we tarp or seal the entry point, remove soaked insulation and drywall, and dry the framing. We take moisture readings every day until the wood and drywall reach dry standard. Those readings and photos go into an Xactimate estimate, which we send straight to your insurance carrier.

Questions

Asked in Paradise

My upstairs neighbor’s leak damaged my Paradise condo. What should I do?

Call us and your insurance carrier, and let your HOA or property manager know. We document the damage in your unit with photos and moisture readings. That record helps sort out which policy covers which part, whether it is yours, your neighbor’s or the HOA’s.

Can you dry my Paradise home without tearing out all the walls?

Often, yes. We use thermal imaging and moisture meters to find exactly where the water went. Walls that caught clean water early can usually be dried in place with air movers and dehumidifiers. We cut only where water is trapped or the material is too far gone to save.

Does monsoon season change how you handle water damage in Paradise?

Storm jobs come in waves from July to September, and roof water can carry dirt and debris. We sort out the IICRC water category first. Rain that came through a roof may need more removal than a clean supply line leak before drying starts.
