Old Steel Pipe in the Central Neighborhoods

Huntridge, John S. Park and the streets around them went up in the 1940s and 1950s. Plenty of those homes were plumbed with galvanized steel. After seventy years, that pipe is rusted thin on the inside. It tends to fail at a joint behind a wall or under a bathroom floor. By the time you see a stain, the drywall and framing have been soaking for a while. We map the wet area with thermal imaging and moisture meters first. Then we open only what has to come out and set drying gear in place. If the old line needs a plumber, we tell you so before we start. Cast iron drains of the same age crack too, and that water is dirty, so it gets handled differently.

Monsoon Water on Flat Roofs Near Downtown

Many older homes and small buildings near downtown have flat or low slope roofs. From July to September, monsoon storms can drop a lot of rain in under an hour. Water ponds behind a parapet or finds a cracked seam. It then runs down inside the wall and shows up as a ceiling stain two rooms away. Wind driven rain also pushes in around old windows and stucco cracks. Storm water from outside can count as Category 2 or 3 water under IICRC rules. That changes what has to be removed and how it is cleaned. We sort that out on the first visit, so the drying plan fits the water you actually have.

Two Story Homes in Centennial Hills and Skye Canyon

The northwest part of the city is mostly stucco tract homes built from the 1990s on. Most are two story, with the washer and the AC air handler upstairs. A split washer hose or a clogged condensate line there soaks the floor, then drips through the ceiling below. Hard valley water also wears out water heaters in the garage sooner than you would expect. We extract standing water, pull wet pad and baseboard, and set LGR dehumidifiers and air movers. Then we take daily moisture readings until every room is back to dry standard. Only then does our crew put back the pad, trim and drywall.

  • Monsoon rain ponding on flat roofs and leaking through old parapets.

  • Water heaters in garages failing early from hard water scale.

Mold was the last thing we expected to find after a small leak—but they handled it quickly and professionally. You’d never know it was there.

Questions

Asked in Las Vegas

How fast can you reach a water leak in central Las Vegas?

Our shop is at 4750 E Sahara Ave, so downtown, Huntridge and the east side are close by. We average a 30 minute response across the metro. Crews are on call 24 hours a day, every day of the year.

Do old galvanized pipes in Las Vegas homes cause water damage?

They often do. Many 1940s and 1950s homes near downtown still have steel supply lines. Rust builds up inside until a joint gives way, usually behind a wall. We find the wet area, dry it out and point you to what needs fixing.

Will my insurance cover water damage in my Las Vegas home?

Most policies cover sudden water damage, like a burst pipe or a failed washer hose. Slow leaks and flood water are often treated differently. We work directly with all major carriers and write estimates in Xactimate, the system most adjusters use.
